The Law Commission’s consultation on reform of the Landlord and Tenant Act 1954 is the most significant review of commercial landlord and tenant law in decades. It raises fundamental questions about how business tenancies operate in today’s market from who will benefit from the right to renew, which leases might be excluded and the mechanism to do so through to the renewal terms, including valuation and how to deal with modern rental structures, rights to terminate and the forums for resolving disputes.
