Filip is an attorney-at-law (radca prawny) and has over 7 years of experience in the real estate sector. He specialises in civil, financial, and administrative law aspects of real estate transactions, including acquisitions and sales of office buildings, shopping- and mixed-use centres, logistics parks. He participated in legal due diligence projects concerning commercial law companies, office buildings, warehouse properties and shopping centres. He has experience in drafting contracts and transaction documentation, including agreements establishing limited proprietary rights, contractual rights on a real estate, and security documentation. He also provides comprehensive legal advice to local and foreign entities for real estate in development, construction, commercialisation, property management and divestment processes.
Experience highlights include:
- Develia: advising on the €66.5m acquisition of Bouygues Immobilier Polska, the Polish subsidiary of Bouygues Immobilier. Bouygues Immobilier Polska specialises in residential projects, with developments located in Warsaw, Wrocław, and Poznań.
- Nhood and Ceetrus: advising on their partnership with Apsys aimed at transforming the commercial market in Poland. With an investment of over €200m, the venture's project, Wilanów Park, will combine a shopping centre with 166 retail units across 50,000 sqm and a public park spanning more than 2.2 hectares, set to open in 2028.*
- Resi4Rent: advising on the acquisition of a plot of land on Horbaczewskiego Street in Wrocław. Following the acquisition, the site was developed into a residential complex, Wrocław Park Zachodni, offering 301 units*
- NEPI Rockcastle: advising on the €405m acquisition of Silesia City Center in Katowice. Silesia City Center is a dominant shopping centre in Katowice, offering over 88,400 sqm of gross lettable area. This acquisition represents one of the largest shopping centre transactions in Central and Eastern Europe in recent years.*
- Resi4Rent: advising on the acquisition of a plot of land at 127 Kilińskiego Street in Łódź. Following the acquisition, the plot was developed into a flex living complex offering 287 units.*
- Nrep: advising on the acquisition of an 80% stake in 7R, one of Poland’s largest logistics developers. Nrep invested approximately €200m into the company.*
- Investika: advising on the acquisition of Royal Trakt Offices from PATRIZIA. Royal Trakt Offices is one of the most unique office buildings in Warsaw.*
- Investika and Bud Holdings: advising on the acquisition of Tensor Office Park comprising three A class office buildings in Gdynia.*
- A global investment firm: advising on a joint venture to invest in and develop a logistics portfolio in Poland.*
- CBRE Investment Management: advising on the acquisition of the Nexus portfolio, a 211,803 sqm logistics portfolio located in Poland, from European Logistics Investment, a vehicle jointly managed by Griffin Capital Partners, Redefine and Madison International Realty.*
- Echo Investment: advising on the €47.3m sale of the office building Moje Miejsce I in Warsaw to an institutional investor operating on the real estate market.*
- Griffin Capital Partners: advising on the €87m on sale of six retail properties with a total GLA of over 107,000 sqm.
- The properties are located in: Szczecin, Rybnik, Słupsk, Gdańsk, Nowy Sącz and Lublin, all are leased to Auchan Poland.*
- CP Developer (joint venture between Cornerstone Investment Management and Crestyl): advising on the sale of 2,500 apartments for rent to the Swedish investor Heimstaden Bostad with a value of PLN 1.4bn.*
- UBM Development: advising on the €80m sale of the brand new Mercure hotel in Katowice and Ibis Styles hotel in Kraków to Union Investment Institutional Property.*
- GalCap Europe: advising on the acquisition under the mandate of a German pension fund of an office building in Warsaw located at Koszykowa 54 Street UBS Real Estate GmbH.*
- Resi4Rent: advising on the acquisition of several residential buildings from Echo Investment for the purposes of long-term rental, as well as on the acquisition and development of PRS buildings from multiple institutional and other investors nationwide, including Warsaw, Kraków, Wrocław, Gdańsk, Poznań and Łódź.*
- W.P. Carey: advising on the sale and leaseback, including further extension, of the property located in Radomsko and developed for Ontex.*
- AEW Europe: advising on the due diligence and acquisition of greenfield in Gliwice as well as on the further development process of the property.*
- 7R: advising on due diligence and acquisitions of numerous greenfield projects in Poland as well as on further development process of the properties.*
- W.P. Carey, Niam and AEW Europe: advising on the asset management for office, logistics and other asset classes located in Poland, involving, among others, negotiations of lease agreements, extensions, expansions and development matters.*
