Alex is a Managing Associate in the Real Estate Disputes team based in the Manchester office.
Alex advises on all areas of real estate dispute resolution including landlord and tenant issues (opposed and unopposed lease renewals, lease determinations, service charge disputes, dilapidations, enforcement of covenants, forfeiture and rent recovery), boundary disputes, easements/rights of way issues, property-related insolvency, building safety and possession proceedings.
Alex also specialises in litigation arising out of the Electronic Communications Code on behalf of operators and landowners, including applications for interim, temporary and permanent Code rights, renewals (under the Code and the Landlord and Tenant Act 1954), upgrades, termination of agreements and the removal of apparatus.
- Experience
Recent examples of Alex's experience;
- Acting for the landowner in the case of On Tower UK Limited v British Telecommunications Plc [2024] UKUT 51 LC, [2025] EWCA Civ 844 concerning the meaning of "land" under the Electronic Communications Code and the validity of contractual and statutory termination notices.
- Acting for a landowner/developer of a £100m development site in relation to a boundary dispute, involving an application for an interim injunction (Bootle v GHL Property Management and Development Ltd [2024] EWHC 2928 (Ch)).
- Forfeit the lease of a 24/7 gym by way of Court proceedings, obtaining an order for possession and payment of arrears.
- Recovered a deposit paid pursuant to an exclusivity agreement in relation to the £3.6m sale of residential property in London.
- Recovered £185,000 in respect of unpaid rent/dilapidations liability from a guarantor pursuant to section 17 of the Landlord and Tenant (Covenants) Act 1995.
