Jack Kennedy is a partner in Addleshaw Goddard’s (Ireland) Construction & Engineering Group. Jack specialises in the areas of construction, property development, project and development finance (both lender and borrower side), forward funding, forward purchases, acquisitions, and sales. Jack has advised in relation to several significant property development and finance transactions including office, residential and mixed-use developments, student accommodation, refurbishment fit-out of stranded / outdated assets, hotels / aparthotels / hostels, retail developments, pharmaceutical, and logistics units. Jack is experienced in drafting and negotiating tender and contract documents, using both bespoke and standard forms (RIAI, JCT, FIDIC, NEC and Irish Public Works Contracts), and supporting clients through the ongoing management of a project from pre-commencement up to completion and/or sale.
- Experience
- Acting for Ireland’s largest privately owned residential developer with a landbank allowing for in excess of 7,000 units. Jack acted as the primary construction advisor for this client across all aspects of their construction work, which in recent months has included:
six development financings;
two forward sales (i) circa 350 apartment units to a state development body, and (ii) 44 apartments to an Approved Housing Body;
two forward funds (54 units and 80 units) to two different Approved Housing Bodies;
- Large Logistics Developer – Jack advised on the construction contracts on this clients €60m + logistics development in West Dublin, along with advising on the financing and subsequent recapitalisation for the development;
- Hostel Developer - in respect of its first asset in Ireland, a city centre site with planning for a 144 bedroom hostel. Jack advised on the full suite of construction contracts, on numerous interface agreements (given the central location) and on the financing for the project;
- Real Estate Development Finance – acting for an Irish based lender for numerous recent residential developments. Value range circa €30m to €60m.
- Real Estate Development Finance – acting for a UK based lender on two recent financings in respect of co-living spaces in Ireland, one being a completed asset with the other being to fund the construction of the asset. Value range from €23m to €50m.
- Hotel Group- advising the group on the development (via D&B amended RIAI contract) and obtaining development financing of a 245 bedroom hotel in Dublin city centre.
- Logistics & Commercial Real Estate – Jack acted for one of Ireland’s largest commercial and logistics developer. Jack would have advised on all construction related, pre-letting and sales of assets across this client’s portfolio of commercial and logistics developments (portfolio size in excess of 5m sq ft.).
- Pharmaceutical - advising on the construction of a new wastewater treatment plant (FIDIC Orange DBO) for this clients manufacturing plant.
- US Beverage Company – Jack advised on the development this clients whiskey distillery, a multi phased project with a total spend of circa €70m.
