AG advises Tellon Capital on 100,000 sq ft HQ letting to Formula 1 at 40 Broadway

Addleshaw Goddard (AG) has advised Tellon Capital on the long term letting of its newly redeveloped 100,000 sq ft Grade A office scheme at 40 Broadway, St James’s Park, to Formula 1, which has committed to the entire building for its new global headquarters.

The deal represents one of the most significant HQ lettings in London in recent years and follows Tellon Capital’s comprehensive transformation of the site. After the previous occupier’s restructuring left the property fully vacant in 2022, Tellon acquired the freehold and advanced plans to deliver a modern, sustainable office building. Westminster City Council granted approval for the site to be demolished and rebuilt, creating almost 100,000 sq ft of high quality workspace with enhanced floorplates and new roof terraces overlooking St James’s Park, Buckingham Palace and the Houses of Parliament.

The completed scheme sets new benchmarks for sustainability, wellbeing and digital performance, achieving EPC A, BREEAM Excellent, WELL Platinum and WiredScore Platinum ratings.

AG advised Tellon Capital on the scheme. The AG team was led by Real Estate Partner Christopher Cartwright and Managing Associate Gideon Ziff.
