AG has advised Step Springfield Village Limited (a joint venture between Kajima Partnerships and Sir Robert McAlpine Capital Ventures) on its development partnership with South West London and St George’s NHS Mental Health Trust (advised by Mills and Reeve), to redevelop the Trust's Springfield University Hospital site in South West London.

This ground breaking project, which will result in the Trust receiving two new state of the art mental health inpatient facilities, is made possible by the development and sale of parts of the Trust's estate. Once complete, as well as the new health facilities the site in Tooting will also encompass over 830 new homes (of which 20% will be key worker and social housing), over 200 of which will be in the converted former Victorian Hospital, a 32 acre park (the biggest of its kind since the London Olympics), 5 new retail units, local transport infrastructure, 64 bed care home and land for a new school. Most of the new developments, including the health facilities, will be served by a bespoke district heating network.

Matthew Newing, AG lead Partner on the deal commented:

"This is a really important development and a great example of public and private sector collaboration. Some NHS Trusts, through the use of their estate, can play a key role in supporting the transformation of the communities they serve, as well as improving their own facilities. This project is a real pathfinder and we were delighted to have worked with Kajima and Sir Robert McAlpine, along with the Trust and its other partners on this innovative project. The new mental health units will be an essential part of helping the Trust care for 1.1million residents the Trust serves and the 32 acre park, transport investment and efficient energy use integrated into the development will provide a significant benefit to the public realm.”
