Logistics: The 2030 Warehouse

As consumer and operational trends continue to evolve, the demand for efficient supply chains and rapid delivery grows, technologies advance and the UK pursues ambitious Environmental, Social, and Governance (ESG) and net-zero targets what can be expected in the warehouse of the future? This article outlines some likely outcomes and explores what and where to build.

How will the warehouse of the future differ from today?

Warehouses built in 2030 are expected to differ significantly from those constructed today, reflecting advances in technology, sustainability requirements, and evolving operational needs. Whether developed as data centres or logistics hubs, these facilities will be shaped by regulatory, environmental, and market pressures, particularly in the UK context.

Sustainability and regulation: By 2030, warehouses will be designed to meet much stricter environmental standards. With the UK government’s focus on net-zero carbon emissions and enhanced Energy Performance Certificate (EPC) requirements, new warehouses will likely feature advanced insulation, renewable energy systems (such as large-scale solar arrays and battery storage), and highly efficient heating, ventilation, and air conditioning (HVAC) systems. Green roofs, rainwater harvesting, and biodiversity enhancements will become standard to comply with planning and ESG (Environmental, Social, and Governance) expectations. However, developers will need to navigate tightening planning requirements, particularly around sustainability and demonstrate commitments to net-zero targets, biodiversity, and community impact.

Smart technology integration: Tritax Big Box and Savills 2026 Future Space Report (FSR) highlights that investment priorities are clearly focused on warehouse automation, robotics, electrification of fleets and AI. Warehouses in 2030 will therefore most likely be “smart” buildings, leveraging the Internet of Things (IoT), AI-driven building management systems, and real-time data analytics to optimise energy use, monitor equipment, and automate maintenance. Robotics and autonomous vehicles will be commonplace, streamlining goods handling and internal logistics. This contrasts with many of today’s warehouses, where automation is present but not yet universal or fully integrated.

Flexibility and resilience: Future warehouses will be designed for adaptability, with modular spaces that can be reconfigured for different uses—whether for traditional logistics, last-mile fulfilment, or conversion into data centres. This flexibility will enable owners to respond to shifting market demands and regulatory changes more effectively than today’s often single-purpose facilities.

Size: The average height of UK sheds has already risen by over 50% since 2005 and this trend is expected to continue over time. As land and labour costs rise the economic case for building upwards strengthens. However, the FSR highlights that whilst 3PL operators show a clear preference for taller buildings, most occupiers still target moderate heights and some a preference for smaller unit size and differentiation by occupier type is critical.

Data centres vs logistics hubs: With recent powered land / data centre values eclipsing those achieved by logistics on two Heathrow sites many landowners and developers will be weighing up the pro’s and cons of infrastructure, location, energy, and market demand when choosing between a data centre or logistics site. If developed as data centres, 2030 warehouses will prioritise robust power infrastructure, advanced cooling systems (potentially using green technologies), and enhanced physical and cyber security. They will be sited to optimise connectivity and minimise environmental impact, aligning with growing scrutiny over data centre energy use. Logistics hubs, by contrast, will focus on rapid throughput, EV charging infrastructure for delivery fleets, and seamless integration with multi-modal transport networks.

Workforce and community: Warehouses of the future will also need to address workforce wellbeing.  Rising demand has led to increased competition for labour, so workforce planning is essential to attract and keep the skilled technicians and more traditional labour force required to operate the warehouse of the future. Expect improved amenities (gyms, canteens and more), natural lighting, and safe, ergonomic environments. Community impact will also be a key consideration, with design features to reduce noise, traffic, and visual intrusion.

Where to build? Selecting the best location for a new large warehouse involves a careful balance of logistical, economic, and regulatory considerations but choosing the right site has never been more crucial. One of the most attractive regions for large warehouse development remains the “Golden Triangle” in the Midlands long established as the UK’s premier logistics hub. The Golden Triangle offers strategic connectivity given its proximity to the UK’s major motorway network and enables rapid access to London, the North, and the South; a large and skilled workforce experienced in logistics and warehousing, supported by local colleges and training initiatives and Local authorities generally supportive of logistics development, recognising its economic importance. The area also benefits from ongoing investment in road, rail, and digital infrastructure, with several major rail freight terminals and distribution parks already established and sites within the Golden Triangle are also well-positioned to adopt future technologies, such as electric vehicle charging for fleets and smart warehouse systems.

However, whilst the Golden Triangle is expected to remain the standout choice, the North West and the South East also offer strong connectivity (but may face greater planning and land availability challenges) and remain key areas of focus.

In summary, warehouses built in 2030 will be technologically advanced, highly sustainable, and adaptable, meeting the dual demands of operational efficiency and regulatory compliance—whether as next-generation data centres or logistics hubs.
